Landlords are responsible for arranging an annual gas safety check for permanent and portable gas appliances and flues that they provide for their tenants.

The landlord gas safety check assesses and records the safety of the relevant appliances and flues. A boiler service is planned maintenance completed in accordance with the boiler manufacturer’s instructions and may involve more detailed inspection, cleaning and performance checks.
HSE recommends servicing gas appliances and flues in accordance with the manufacturer’s instructions or, where instructions are unavailable, normally every year unless a Gas Safe registered engineer advises otherwise.
The engineer will record any safety-related defects and explain the next steps.
Where an appliance or installation presents a safety concern, it must not continue to be used contrary to the engineer’s safety advice. The landlord must take appropriate action to have the issue investigated and made safe.
Repair work and replacement parts are not automatically included in the gas safety-check appointment. Any additional work will be explained and discussed separately.
